  • Friable is the quality of a material such that it may crumble or be brittle, possibly releasing particles into the air. In real estate and construction, this quality takes on importance as certain materials may diffuse harmful particles into the environment.
    Since asbestos is friable, the risk if inhaling its particles make it particularly dangerous.

What Is The Meaning Of Friable?

Friable is the quality of any material such that it may crumble and break apart.

Any material that breaks apart or crumbles in a way that it can potentially disperse particulates into the air is said to be friable. Materials can be naturally friable, or become friable over time.


Why Is It Important To Know If A Material Is Friable?

In real estate and construction it is important to know if a building material is friable because these materials can contaminate the environment during construction, renovation or demolition. These materials can be dangerous and pose a health risk to occupants, employees, and construction workers.

As such, these materials impose a certain level of liability and responsibility upon landlords and property owners, developers, construction firms and contractors. In fact the processing of certain materials during construction and renovation are highly regulated because of the danger they pose.


Asbestos

Asbestos is an example of a friable material that can pose a health hazard and can often be found in commercial properties. Because asbestos is brittle and can disperse harmful particles into the air, special precautions are necessary when handling this carcinogenic material.

Due to the fact that asbestos poses such an elevated level of danger, the processes and disposal of the material are highly regulated. Accredited companies and professionals may be required to remove and dispose of asbestos.
